Food centre is ready for fit-out
Goodrich is delighted to announce the completion of the base build of a new 496,507ft2 food distribution centre for Co-op Retail at Newhouse, near Glasgow. The site is adjacent to the M8 motorway. Goodrich acted as Project Manager, Quantity Surveyor and CDM Co-ordinator for the Co-op on the warehouse, production and office areas. The warehouse includes temperature controlled areas for the storage of fresh, chilled and frozen food products, and required significant refrigeration and racking installations. The base build facility was completed on time and on budget in August 2010. Fit-out works have now commenced and are due for completion in December 2010.
The building has been designed and constructed to be energy efficient and cost effective to run. As a result, it has achieved an EPC 'A' 8 rating, the lowest, and therefore the best, rating that has been achieved to date. This means that the energy costs of the new Co-op building will be 56% lower than those of a benchmark new build of the same size rated EPC 'B' 18 and 80% less than the energy costs of an existing building.
Goodrich’s Bill Gibbon acted as Accredited Professional BREEAM Assessor on this energy efficient facility in areas such as management, health and wellbeing, transport, water use, materials and waste, land use and ecology, as well as pollution management. All areas have been included in the initial assessment and as a result, the building is expected to achieve a BREEAM 'Excellent' accreditation.
Project Manager, Stephen Vickers says, “The Newhouse site represents a marked improvement for the Co-op Food operation within Scotland and once complete will consolidate a number of existing sites into this bigger building. Working closely with the Co-op team and acting as their lead consultant, we have managed to improve the energy efficiency to the site and met all three targets set by Co-op group; being ‘A’ rated EPC, BREEAM Excellent and a group target of 25% improvement on usage over legacy sites. The project has been broken into two main phases, base build and fit-out. With phase one complete on schedule and to the agreed specification, we now have the final push to complete fit-out and handover to Co-op Food in December.”
Goodrich has also been awarded Co-op’s next regional Distribution Centre at Andover Airfield, Hampshire. The project is due for completion in March 2011.
